Investment Description

The Trust will acquire and own the land and improvements commonly known as “Velo Village Apartments” (the “Property”), a multifamily residential community located at 7235 South Ballpark Drive, Franklin, Wisconsin 53132. The Property is located on approximately 23.64 acres of land and consists of 265 units, which includes a mix of one- and two-bedroom apartments, contained in five, three-story buildings, comprising approximately 261,715 net rentable square feet (collectively, the “Property”). Property amenities include a heated swimming pool; clubhouse with a lounge area, kitchen, fitness center, dog wash, package room, bike shop, and the leasing office; gas grills; and a fenced dog park.

The principal objectives of the Trust are to (1) lease the Property to the Master Tenant pursuant to the terms of the Master Lease with the intent that it manage the Property to realize its maximum operating performance, (2) pay regular distributions to the Investors out of net cash flows, as described in the Financial Forecast attached as Exhibit E to this Memorandum, and (3) sell the Property prior to the maturity date of the Loan.
