Investment Description

“The Isley at Windsor Hill” is an apartment community located at 8251 Windsor Hill Boulevard, North Charleston, South Carolina 29420 (the “Property”). The seller of the Property, Windsor Hill Residences, LLC, a Delaware limited liability company (the “Seller”), was an unaffiliated third-party. The Property consists of approximately 15.99 acres of land, upon which is situated 11 three-story buildings and two one-story buildings. The Property contains various amenities for residents, including a coffee bar, resort style swimming pool with a sunning deck and cabanas, a 24-hour community market, co-working style business center with private offices and a conference room, state-of-the-art fitness center, 24-hour access-controlled package room, dog park, outdoor entertainment area with grilling stations and more. The Property contains a total of approximately 316,452 square feet of net leasable floor area across 332 apartment units and a total of 549 parking spaces.

Business Plan

The Sponsor’s business plan for the Property and its investment objectives for the Interests, will be to (i) preserve the Purchasers’ capital investment, (ii) make monthly distributions, which may be partially tax-deferred as a result of depreciation and amortization expenses, and (iii) sell the Property at a profit within approximately five to ten years. See “Business Plan.” There is no guarantee that the objectives will be successfully achieved, that the Property’s value will be enhanced, or that the Property will be sold within the planned time period.
